Our approach
We invest in single-tenant, net-leased real estate across the country. Some deals are straightforward and others require creativity. We pursue both, with a focus on national tenants, solid underlying real estate, and lease structures we can build on.
We don't chase cap rates, we chase outcomes. Our capital is in every deal, and we operate with long-term alignment from day one.
What we look for
We don't box ourselves into a narrow tenant set. Instead, we focus on categories we know, real estate that holds up, and value opportunities others miss. Most of the properties we pursue fall into one or more of the following profiles:

Established National Operators
We regularly acquire properties leased to durable, well-known tenants in sectors like paint, auto service, and restaurants. Sherwin-Williams remains a core relationship, but we're equally active with tenants like Goodyear, Monro, Crash Champions, Caliber Collision, Burger Kind, O'Reilly Auto, and others in the QSR and casual dining space.

Real Estate with Upside
Many of our best deals come from properties with below-market leases, underutilized land, or long-term unlock potential. We know how to structure these assets for value, whether through lease restructuring, site optimization, or future re-tenanting.

Retail-Industrial Crossovers
We're comfortable operating in the gray area between traditional retail and light industrial. Collision repair, parts distribution, and service-driven uses are a growing part of our portfolio, and we understand the operational needs behind them.
