We create value by staying creative, solving problems, and building strong tenant relationships that drive long-term success.
Sometimes value is simple…buying below-market pricing and holding. Other times, it means buying an underpriced lease and riding it out for a few years before doubling the rent. Our core focus is on working with tenants we know and trust to secure their long-term future at a site while improving the building around them.

Brad Cottam is the founder and principal of Knox Capital, a private investment firm focused on single-tenant net lease properties nationwide. With more than a decade of experience as both an investor and operator, Brad specializes in identifying opportunities where simplicity, discipline, and creativity create long-term value.
He is known for his direct, pragmatic approach to real estate favoring clear strategies, clean structures, and results over complexity and noise. Brad has built a reputation for delivering consistent outcomes through well-structured, risk-aware investments.
Outside of work, Brad's greatest pride is his family. He and his wife are raising three children and he finds daily perspective in the balance between the demands of business and the privilege of family life. To Brad, the principles that make a good business; consistency, patience, and humility are often the same that make a good marriage and a good father.
Cole Howard is the President of Knox Capital. With nearly a decade of experience in the real estate industry, Cole leads the company's property acquisitions while also overseeing property management, tenant relationships, and key administrative functions. Prior to joining Knox Capital, Cole cut his teeth in the real estate brokerage arena, developing a strong foundation in deal-making and client service. He is passionate about building relationships and enjoys the people-driven nature of the real estate business. When he's not working, Cole enjoys spending time with his family, firing up the BBQ, playing a round of golf, or getting into a good book. He and his wife, Sarah, live with their young son, Liam, and their dog, Birdie.
